The most commonly used forms in share housing are:
- Residential Tenancy Agreement - is the lease that you and the lessor sign if you are living in a self contained private dwelling, such as a house or unit. A Rooming Accommodation Agreement – is the lease you and the provider sign if you rent a room that you occupy and share facilities with others where you do not have the right to occupy the whole of the premises. It does not cover accommodation where the lessor lives on site and rents out 3 rooms or less (except for the rules about taking and lodging bonds).
- Entry Condition Report - completed by you at start of tenancy – always fill this out in detail and keep a copy. Must be given to you either on or before the day your agreement starts, and returned to lessor within three days.
- Change of Shared Bond Arrangement - used by the RTA to keep track of who “owns” the bond, in other words when someone new moves in and has paid bond they are recorded on this form.
- Entry Notice - for the agent to enter the premises, they have to provide one of these within the appropriate time. For details, check on the RTA website.
- Bond Lodgement - If you paid bond, it must be lodged with the RTA within 10 days. Your landlord or agent usually does this, but you should receive verification that it has been received from the RTA.
- Notice to Remedy Breach - both you (the tenant) and the agent may use this form to notify if something is being disputed or there is a problem. Times to remedy vary depending on the reason for the breach and the Agreement that you are under. More information about times is available on the RTA website.
- Notice of Intention to Leave - Use this form to give to the agent when you leave. Check the RTA website for the appropriate time frames.
- Dispute Resolution Request - for requesting assistance for a dispute.
- “Renting a house or unit in Queensland" - When a tenant signs an agreement to rent a place to live in Queensland, their lessor or agent must give them this booklet.
