Dealing with agencies requires tact and guts.
- Always be professional. Don’t yell or scream, but be assertive and state your request clearly. And always put it in writing, if nothing is done after a verbal request. It is always best to use the appropriate form if it is available. Most Real Estate Agents have maintenance request forms that you need to complete before they will consider doing any work. The RTA's Notice to Remedy Breach (Form 11) is one way of requesting maintenance. Using a Form 11 ensures there is a date the repairs need to be done by (give at least 7 days for this to happen).
- Be persistent and don’t give up. Agents are often busy and will not get around to doing things until they really really have to. One phone call is often not a big enough motivator for them to jump into action.
- Keep the evidence. Any proof or documents are vital in helping your case.
- Always ask for advice. Services are out there for this very purpose.
- If you are having a lot of trouble getting the landlord to do maintenance you may want to give them a Notice to Remedy Breach.
- If this doesn’t work go to conciliation and mediation.
